Seeing the slab in person tells us what prep it needs before we price the coating.

Polyaspartic floor coatings are a fast-curing kind of polyurea that we put down over bare concrete in Dublin, CA garages, patios, basements and shops. They leave a hard finish that stands up to sunlight, chemicals and everyday scuffing.
Most people call us when a garage floor is dusting, stained with oil or peeling where an old coating let go, and if that old layer is still hanging on, it has to come off first through our floor stripping and removal work. The price moves with the size of the floor, how much grinding and crack repair the slab needs, whether a moisture problem calls for an extra step and whether you go with a full polyaspartic system or a blend. The schedule turns on that same prep plus how long the coating needs before you can park on it. I look at the floor in person and give you the estimate in writing, so you see your own number before you decide anything.
How we put down a polyaspartic floor coating
I walk the floor first and mark any cracks, old coating and spots that look damp. Our crew then grinds the bare slab by machine, because a coating only bonds well to clean, opened-up concrete, and we check it for moisture before anything goes on so a damp slab doesn't push the coating off later. Cracks and joints get filled and treated next, since a coating will crack wherever the concrete moves underneath it. Then we roll on the coats and clean up. When you're comparing quotes, I'll tell you straight whether ours is a full polyaspartic system or an epoxy and polyaspartic blend, so you're weighing the same thing. A blend costs less up front but may not perform as well, and on a garage floor that takes cars and sun, I'd rather put down the full system.
If you want a floor with depth and movement in it, we also do metallic epoxy flooring, and a polyaspartic top coat often goes over it. For a business floor that takes hot washdowns every day, urethane cement flooring is usually the better call, and I'll tell you so at the estimate.
Polyaspartic floor coatings in Dublin and nearby
Permit rules depend on the city or county your address falls in, so we check with that office before work starts. The state licensing board's flooring license exam guide covers mechanically preparing concrete, controlling and containing dust and applying synthetic finishes, which makes those fair things to ask any Dublin contractor about. Ask how they'll grind your slab and keep the dust out of your house. We run our grinders with dust collection hooked up for that reason.
Most of the floors we coat around here are garages on slabs poured right on the ground, which is why the moisture check matters on nearly every job. Patios and garages open to the afternoon sun take planning too, because one product's data sheet says to keep it out of direct sunlight and off hot surfaces, so we set the work time around that. We see the same kind of garages and slabs on jobs in Pleasanton and Livermore.

Frequently asked questions
How long does a polyaspartic floor coating last?
Properly applied and kept up, a polyaspartic floor in a home can last 10 to 20 years or more. How carefully it went down and how well it's looked after both decide where yours lands, which is why we put our time into the prep.
How much does a polyaspartic floor coating cost in Dublin, CA?
Installed polyaspartic floor coating usually costs about $5 to $12 per square foot across the US, which is a national range and not our price. Where your floor falls depends on its size, the repairs the slab needs and whether it's a full system or a blend. Clearing furniture and storage out before we arrive can save you money, since the crew can start right away.
How soon can I park on a new polyaspartic garage floor?
One maker recommends keeping cars off its top coat for at least 3 days in summer and 1 week in winter. The wait changes with conditions and with the product, so I'll tell you which one we're using and when you can drive back in.
Can chips and scratches in a polyaspartic floor be repaired?
Yes, small chips and scratches can often be filled and recoated. Larger damaged areas may need the coating taken off and put back down.
What causes a polyaspartic coating to blister or peel?
Moisture coming up through the slab is a common cause, because one maker says ground-level concrete gives off moisture vapor and too much of it can make the coating blister and peel away. That maker recommends a calcium chloride test first and a vapor control system on slabs over its limit, which adds a step to some jobs.
Do polyaspartic floor coatings give off fumes during install?
Most polyaspartic coatings are very low in VOCs, the solvent fumes you smell in paint, but they can still release fumes while they're going on. The space needs good ventilation and the people applying it need protective gear during the work.
Other floors we put down
Metallic Epoxy Flooring
If you want a garage, basement or showroom floor with a poured, swirled look instead of a plain color, a metallic epoxy system gives each floor its own pattern.
Urethane Cement Flooring
For a commercial kitchen, brewery or wash bay that sees hot water, steam and heavy cleaning every day, urethane cement is the tougher choice for the slab.
