Can my concrete floor be polished, and what will it look like?

Polished concrete flooring in Dublin, CA is your existing slab, ground past its top layer of paste so the sand or stone inside shows, then refined in finer and finer passes to the shine you choose. You end up with a finished floor made from the concrete you already have.

Usually you're looking at a bare slab after carpet, tile or an old coating came up, or a plain gray floor you'd rather finish than cover, and you want to know how it'll turn out. That depends on your slab, because the concrete mix and the way it was poured and finished decide how much stone shows, how big it is and how it's spread, so the same request can look different from one house to the next. Price moves with the square footage, how much stone you want showing, how high a shine you want and how much glue or coating has to be stripped off or how many cracks filled first. The schedule turns on that same prep, plus how many passes your slab takes and how soon the room can be cleared. I look at the floor in person and you get the estimate in writing.

How we do polished concrete flooring

I start by walking the slab and marking what's on it, then our crew clears any glue, tack strip or old coating so the grinder is working on bare concrete. Every slab polishes a little differently, so before the full job we do a sample on your own floor, and you and I agree on the shine and how much stone shows. Then we grind the whole floor to match it, fill tiny pits with grout so the polish comes out even, treat the surface with a densifier, a liquid that hardens the top of the concrete, and work up through finer passes to the shine we agreed on. I'll be straight with you about which marks from the floor's past life will likely still show, and you'll see them on the sample before we go further.

Polishing works with the color and stone already in your concrete. If you want color your slab doesn't have, stained concrete flooring works it into the ground surface, and if your slab's stone is too sparse or too plain for the look you're after, terrazzo flooring gives you chips you pick, set in a new layer and polished.

Polished concrete in Dublin: permits and the slabs we see

Dublin requires a permit for most construction and repair work and exempts painting, carpeting and similar finish work, but the city's list doesn't name concrete polishing, so the list alone doesn't settle whether your job needs one. Dublin's Building & Safety Division answers permit questions at 925-833-6620. Permit rules depend on the city or county your address falls in, so we check with that office before work starts, and when a permit is needed, we take care of the paperwork as part of the job.

Most slabs we polish around here come out from under carpet or tile with glue, tack strip holes and old patches, and we see the same on jobs in Pleasanton and San Ramon. We're based in Dublin and work in cities across the Tri-Valley, the East Bay and nearby, so if yours isn't listed, call and ask.

Why call us for polished concrete

  • I look at every slab myself

I come out to look at every job myself, and our crew does the prep and the install. The person who reads your slab is the same one who agrees the sample with you.

  • Grinding concrete since 2017

I learned this trade on my dad's concrete jobs and opened this business in 2017. Nine years of grinding slabs teaches you which ones polish up clean and which ones fight back.

  • We're licensed and insured

We're licensed and insured. California's licensing board treats forming, pouring and finishing concrete as its own trade, so it's fair to ask any polisher which state license they hold for the work.

  • Grinding dust kept down indoors

California's workplace rules call for a dust reduction system whenever powered tools grind concrete, and we grind with one running. Ask any crew how they'll handle dust inside your home before they start.

Frequently asked questions

How much does polished concrete flooring cost in Dublin, CA?

Concrete polishing across the US usually costs about $8 to $9 per square foot, and that's a national market figure, not our price. Use it as a rough starting point, since your own number moves with the prep your slab needs and the shine and stone you pick. Your figure comes in the written estimate after I see the floor.

Can I choose how much aggregate shows in polished concrete?

Yes, you choose how much aggregate shows and how much the floor shines, within what your slab allows. Polished concrete has defined classes of aggregate exposure and defined sheen levels, and describing a job only by its grinding steps and grits can leave room for disagreement and cost changes. Ask for the class and sheen level in writing.

What causes polished concrete to turn brown?

A floor may look gray at first and then shift toward brown as the surface paste comes off and the sand and stone underneath show through. That's part of the process, and it's one more reason to judge the finish on a sample from your own slab rather than a photo.

Will polishing hide stains or wear on my concrete floor?

Usually not, if the stains are deep or the wear is heavy. One densifier maker says its product won't hide serious staining or excessive wear, so if your floor is marked up, ask what's likely to remain. As I said above, I point those marks out on the sample.

How do I know if my concrete slab is good enough to polish?

The surest way is to have the slab looked at in person, because the result depends on the concrete already in your house. Small pits and defects get filled with grout so the polish comes out even, but one maker says its densifier can't make up for a poor slab made with low cement content. If yours isn't ready, I'll tell you.

What is the best way to get a shiny polished concrete floor?

The best way is to get the shine from the polishing itself, refining the concrete through finer and finer passes. Many stain or gloss-enhancing sealers can raise the sheen and also cover scratches left by poor grinding, so ask any polisher whether the shine comes from the floor or from a sealer. I'll tell you which it is on yours.

  • Stained Concrete Flooring

A good fit when you like the concrete look but want warmer browns, deeper tones or a color that matches the rest of your house.

  • Terrazzo Flooring

Worth a look if your sample shows little stone or none you like, since terrazzo lets you choose the chips, colors and pattern from the start.
