Should I seal my concrete, and what does it take?

Concrete sealing in Dublin puts a sealer on your patio, driveway, pool deck or garage slab that either forms a thin film bonded to the surface or soaks into the pores, so the concrete sheds water instead of soaking it up.

Most people call us when the slab darkens and stays wet after the sprinklers run, soaks up oil and drink spills, or a stamped patio has gone dull and lost its color. The price mostly moves with the square footage, whether an old sealer has to come off first and which sealer suits your concrete, and the schedule turns on how long the slab takes to dry after cleaning and, on a new pour, whether it's cured yet. You'll get your own figure in the written estimate once I've seen the concrete.

How we handle concrete sealing

I start by asking whether your concrete is stamped and how rich you want the color, because those two answers decide which kind of sealer goes down. Then our crew cleans the surface, and we wait until the slab is completely dry before any sealer goes on, even if that means coming back another day. On hot days we'd rather seal as the slab is cooling off than while it's still taking on heat, so in summer that often means a later start.

Sealer protects concrete that's in decent shape, and it won't hide much. If your surface is flaking, pitted or covered in old patches, concrete resurfacing and overlays give you a sound new top to seal, and if an indoor slab has dips or low spots, self-leveling concrete and overlays bring it flat first. I'd rather tell you that at the estimate than seal over a problem that's going to show through.

What Dublin requires before concrete sealing

The City of Dublin requires permits for most construction and repair projects, and its permit list names patios but not concrete sealing, so the list alone doesn't settle whether your job needs one. Permit rules depend on the city or county your address falls in, so we check with that office before work starts, and when a permit is needed we take care of the paperwork as part of the job. If you'd like to ask the city yourself, its Building & Safety Division takes building questions by phone at 925-833-6620.

We're based in Dublin and work in cities across the Tri-Valley, the East Bay and nearby, so if yours isn't listed, call and ask. A lot of what we seal around here is stamped patios, pool decks and driveways at newer houses, along with plain gray slabs that have started soaking up every spill. We see the same mix, and plenty of cloudy or peeling old sealer, on jobs in San Ramon and Pleasanton, and the job gets the same prep in every one of them.

Why call us for sealing

  • I look at every slab

I come out to look at every job myself, and our crew does the prep and the sealing. The person deciding which sealer goes on your concrete is the one who actually stood on it.

  • Prep first, since 2017

I learned on my dad's concrete jobs before I could drive and opened here in Dublin in 2017, and the lesson that stuck is that a sealer usually fails because of what's under it. So we spend the time cleaning and checking the slab instead of rushing the sealer on.

  • Licensed and insured, any size job

California lets someone without a contractor's license take only jobs under $1,000, up from $500, and only when no permit is needed and they have no one working for them. We're licensed and insured, so that limit doesn't decide whether we can take your job.

Frequently asked questions

What's the difference between a topical and a penetrating concrete sealer?

A topical sealer forms a film bonded to the surface, while a penetrating sealer soaks into the concrete's pores, and both are there to make the slab repel water. On stamped concrete, topical sealers are the most common pick because they bring out the color, while most penetrating sealers guard against water and staining without adding any. A hybrid sealer does some of each, forming a film and soaking in.

How often does concrete need to be resealed?

There's no set number of years, so you reseal when the surface stops repelling water and stains or the color loses its depth. Trade guidance for stamped concrete plans resealing by condition, not the calendar, so watch how your slab acts when it gets wet.

How much does it cost to seal concrete in Dublin, CA?

Across the US, professional concrete sealing with labor and materials usually runs about $1.40 to $2.50 per square foot. That's the national market range, not our price, and on your job it moves with the size of the area, whether old sealer has to come off and which sealer you choose. Your own number comes in the written estimate after I've seen the concrete.

How long should new concrete cure before it can be sealed?

The concrete industry's usual benchmark counts concrete as fully cured at 28 days, though the location and time of year can change that. If your slab is new, ask us when yours will count as cured, and we'll plan the sealing around it.

How do I get old peeling sealer off my concrete before resealing?

Loose, flaky or discolored acrylic sealer has to come off first, usually by sand or soda blasting, high-pressure washing or a chemical stripper. Each of those is followed by a thorough cleaning, so a worn coat adds a step to the job, and I'll tell you at the estimate whether yours needs it.

What happens if you seal concrete that's still damp?

The sealer may not bond to the surface or soak in the way it should, which is why concrete has to be clean and completely dry first. After we clean, we let the slab dry all the way rather than seal it the same hour.

  • Concrete Resurfacing & Overlays

When your patio or driveway is chipped, flaking or covered in old patches, an overlay puts down a fresh surface first, so the sealer has something sound to protect.

  • Self-Leveling Concrete & Overlays

Indoor slabs with dips, ridges or low spots where water collects can be brought flat with a pourable overlay before any sealer or coating goes on top.
