Request an estimateDoes my concrete need grinding before a new coating?
Concrete grinding and surface preparation is the work that gets a Dublin slab ready for a coating, sealer, overlay or repair. We grind the concrete so it's rough enough to grip and open enough to soak the new layer in, then clean off every bit of dust so the coating bonds to the concrete and not to the dirt on top of it.
Most people call us because a coating is peeling, old paint or sealer is in the way, or a newer slab is too smooth to hold anything. At Cornerstone Dublin Epoxy Flooring we prep floors in Dublin and in cities across the Tri-Valley and the East Bay, and the price mostly comes down to the size of the floor, what's on it now and how many cracks need filling. A thick old coating may need stripping and removal before we grind, which adds work. The schedule turns on the slab itself, because new concrete and damp concrete both have to wait, and I give you your own figure in a written estimate once I've seen the floor.
How we handle concrete grinding and surface preparation
I start by asking what's going on top, because a thin sealer needs a much lighter grind than a thick epoxy or an overlay, and the wrong depth either way causes trouble later. Before anyone turns on a grinder, we check the slab's age and moisture, since fresh concrete has to wait and a damp slab can push a coating right off. Then our crew grinds the floor with diamond tooling, works the edges and corners where a big machine can't reach, fills cracks and low spots that would show through, and vacuums the whole floor so nothing sits between the concrete and the new layer. I'd rather take the time here than watch a nice coating let go.
Grinding is usually the first half of a bigger job. If you want a clear protective coat on bare concrete, concrete sealing goes on once the slab is clean and open. If the surface is worn, pitted or uneven, concrete resurfacing and overlays need a deeper grind so the new layer locks in, and we plan the prep around that from the start.
Concrete grinding and surface preparation in Dublin: permits and what we see
Dublin's Building & Safety Division handles permits for most construction and repair work, and its list names jobs like patios, decks and retaining walls but not concrete grinding, so whether your job needs one isn't settled by that list alone. Permit rules depend on the city or county your address is in, so we check with that office before work starts, and if a permit is needed we take care of the paperwork as part of the job. Work that reaches a sidewalk or a driveway approach is different, because the city requires an encroachment permit for any work in the public right of way, and on most Dublin streets that right of way runs about eight feet back from the face of the curb. If you want to ask the city yourself, Building & Safety is at 925-833-6620.
Around Dublin we see a lot of garage slabs with a factory sealer or an old roll-on paint that's started to flake, and both have to come all the way off before anything new will stick. We run into the same garages and patios on jobs in Pleasanton and San Ramon, and we handle them the same way, grinding past the old film to clean concrete and checking it before anything goes down.
Why call us for concrete prep
I look at every floor myself
I come out to see every job in person, and our own crew does the grinding and the install. The plan you hear on site is the plan the crew follows.
Prepping Dublin slabs since 2017
I grew up working my dad's concrete jobs and opened this business in Dublin in 2017. Nine years in, I still put the prep ahead of the fun part, because that's where a coating holds or fails.

A straight answer on wet slabs
If your slab is too new or too damp, I'll tell you to wait instead of selling you a coating that won't hold. Waiting a few weeks costs less than redoing a floor.

Frequently asked questions
How long does new concrete need to cure before it can be ground and coated?
One coating maker's guide says new concrete has to be at least 28 days old before its coatings go on. If your slab was just poured, we schedule the grinding and coating for after that point, and the moisture check still comes first, since a slab that's old enough can still be too damp.
Why do I need to test my concrete slab for moisture before coating it?
Too much moisture in a slab after a coating goes on can make it come loose, peak or break down, and it can let microbes grow underneath, so the slab's moisture belongs in the plan before you pick and pay for a coating. Flooring and coating makers generally require a moisture test, and one common method reads the humidity inside the slab with probes. One meter maker's summary of that test says the slab and the air above it sit at normal use conditions for at least 48 hours first, and each probe settles in the slab at least 24 hours before it's read. A test only shows the slab on that day and in those spots, so it's fair to ask where the readings were taken.
How much does concrete grinding cost in Dublin, CA?
Medium concrete grinding in California usually costs about $3.25 to $4.50 per square foot for the grinding itself, and that's the going rate in the state, not our price. Old coatings, crack repair and a deeper grind for an overlay push a job up from there. I give you your own figure in writing after I see the slab, and our work is backed by our satisfaction guarantee.
What is the best way to prepare concrete for epoxy?
The best way is to grind the slab to the roughness your coating's maker calls for, then clean off every bit of dust before it goes on. A trade guideline from the International Concrete Repair Institute compares the prep methods and uses benchmark profiles as visual standards for the finished surface, and one coating maker's guide sets its target roughness on that same scale. Ask any crew which method suits your coating and how they'll check the result against those standards.
What causes epoxy to peel off a garage floor?
Peeling usually starts in the concrete under the coating, not in the coating itself. The usual causes are a slab that was never ground, dust left on the surface, an old sealer underneath or moisture coming up through the slab, and the fix is grinding the failed coating off down to clean concrete before anything new goes on.
Is concrete grinding dust harmful?
It can be, because concrete dust carries crystalline silica, and OSHA's construction rule requires employers to limit how much their workers breathe and take other steps to protect them. We run our grinders with vacuums attached and keep you, your kids and your pets out of the work area until the floor's cleaned up.
Work that often follows the prep
Concrete Sealing
A clear sealer guards bare or stained concrete against stains and water, and it needs a lightly opened, dust-free surface to soak in and hold.
Concrete Resurfacing & Overlays
When a slab is pitted, spalled or patched all over, an overlay gives you a fresh, even surface on top of the old concrete without tearing it out.
